Uniland Adds Industrial Warehouse Capacity with Acquisition of 175 Milens Road in Tonawanda, NY

Amherst, NY – Uniland has increased its industrial warehouse portfolio with the acquisition of 175 Milens Road in Tonawanda.  The recently renovated building was previously occupied by General Electric Co. and is considered move-in ready.

“Prime industrial space is difficult to find in our region,” highlighted Scott Hill, Senior Leasing Executive for Uniland.  “175 Milens Road is an attractive location because it can accommodate a variety of potential users due to the size of the building and property, plus its centralized location provides easy access to highway routes and Canadian border crossings.”

Located along Tonawanda’s industrial corridor, 175 Milens is in a highly visible location adjacent to the I-290 with prominent signage opportunities.  Additional features of the multi-story industrial facility include clear heights from 23’-46’, dock and grade doors, a fully fenced lot, and a rail spur to CSX tracks.  The 70,000+ SF industrial facility is comprised of a 66,000 SF manufacturing area, 5,300 SF of office space, and 7,700 SF of storage that accommodates 150 lb./SF loads.

Recent analysis from CBRE report that the Buffalo region has a 1.5% vacancy rate for warehouse and distribution space.  In addition to 175 Milens, Uniland is also constructing two industrial buildings totaling 300,000 SF at Renaissance Commerce Park in Lackawanna, NY.  The first 150,000 SF building is expected to be completed in Fall 2022.
