Uniland undertakes a variety of different development projects both for itself and third party clients. The objectives are the same regardless of the owner – deliver maximum quality and value within budget limitations. Current projects are shown below.
2 Steelworkers Way Industrial Warehouse Development
About: A sister project to 8 Dona Street which was completed in 2022, 2 Steelworkers Way is Uniland’s second, 150,000 SF spec industrial building in burgeoning Renaissance Commerce Park. The location provides easy access to highways, The Port of Buffalo, and Canadian Border Crossings for manufacturing, warehousing, logistics and trucking operations
Building Features: 150,000+ SF, single story building with 36’-40′ clear height and 48’ x 45’ column spacing
Project Status: Under construction with an expected completion in late-2023.

BestSelf Behavioral Health Corporate Headquarters & Child Advocacy Center
About: Working with BestSelf Behavioral Health, Uniland is transforming 899 Main Street in downtown Buffalo into a new corporate headquarters and home for the Child Advocacy Center. The former Lifetime Health building will undergo extensive renovations, including the addition of a 3rd floor and the complete redesign of the interior. The new headquarters will allow BestSelf to consolidate all administration functions into one building.

Location: 4 minutes from the Kensington Expressway with easy access to the I-90 New York State Thruway and steps from the UB Jacobs School of Medicine & Biomedical Sciences
Canisius High School | Madden Center for Global Learning
About: Uniland has partnered with Canisius High School to construct the Madden Center for Global Learning. The addition will allow students to engage in cross cultural activities and conversations across the world through both in-person and virtual experiences.
Project Status: Under Construction
Address: Adjacent to the Rand Mansion, the Madden Center for Global Learning will be located at 1180 Delaware Ave, Buffalo, NY 14209.
Size: 1,500 square feet.
Village of Williamsville Residential Development
About: Acquired in 2022 from ICC Commonwealth (International Chimney), Uniland owns 1.97 acres in the Village of Williamsville. The property includes four separate parcels along South Long Street adjacent to South Long Park and proximate to the historic Williamsville Lehigh Valley Depot and the start of the Lehigh Memorial Trail.
Use: Future residential, commercial, or retail uses
Nearby Amenities: The Village of Williamsville has invested significantly in the area in recent years. A destination for recreational activity, renovations are currently underway on South Long Park which runs between Uniland’s properties.
Project Status: Residential portion is undergoing the Entitlement Phase

Elmwood-Hertel Mixed Use Redevelopment
About: Located at the corner of Elmwood Avenue and Hertel Avenue in North Buffalo, this area is undergoing significant redevelopment to include new Residential, Hospitality, Medical, Office and Retail options.
Development Completed: $10 Million, which includes a 32,000 SF Health Services Building at 800 Hertel Ave. For People Inc., Evergreen Health, ECMC Dental and People First Mobility, and a Sonic Drive-In.
Coming Soon: YMCA Buffalo Niagara
Development Available: 10 acres for future Office, Retail and Residential development
Location: 5 Minutes from the Hertel Business Corridor, Elmwood Village, and Kenmore; 10 Minutes to Allentown, downtown Buffalo and college campuses; 15 Minutes to Buffalo suburbs and Canadian border crossings

About: In partnership with Acquest Development, Uniland has announced plans to construct a 36-story, mixed-use complex featuring 400 Apartments and on-site Retail space

5-megawatt Solar Park at Lakeside Commerce Park
Use: Solar Power Generation, the first large-scale solar operation of its kind in the City of Buffalo
Location: Buffalo Lakeside Commerce Park, Buffalo, NY
Size: 20.3 acres
Project Status: Under Construction
Power Generated: 5-megawatt facility, supplying power for approximately 800 homes
Project Partners: City of Buffalo, Buffalo Urban Development Corporation, and Solar Liberty, Inc.
The Residences at CrossKeys, 124-Unit Residential Complex
About: Uniland has announced plans to develop a three building, 124 multifamily apartment complex off Pittsford Palmyra Road in the Town of Perinton, NY
Location: Adjacent to CrossKeys Office Park in Suburban Rochester at a site proximate to local restaurants, businesses, shopping, parks, as well as convenient access to I-490 Expressway and I-90 New York State Thruway
Size: Three buildings providing 124 one and two bedroom residential units
Amenities: Planned on-site amenities include a fitness area, community center, indoor parking, electric vehicle charging stations, and outdoor recreational space with grilling areas and fire pits
Timeline: Construction is targeted to begin in 2023 and will take approximately one year to complete

The Residences At CrossPoint, 208-Unit Residential Complex In Amherst
About: Uniland has announced plans to develop a 230,000-square-foot, Class A residential complex at the corner of North French Road and CrossPoint Parkway
Size: Three buildings providing 208 one and two bedroom residential units
Amenities: Planned on-site amenities include a fitness area, electric vehicle charging stations, a dog park, indoor parking, access to public transportation, a community center, and outdoor recreational uses with grilling areas and fire pits
Location: Adjacent to the entrance of CrossPoint Business Park, which is the largest office park in Western New York with office and flex space for over 9,000 on-site employees including prominent Fortune 500 employers
Timeline: Construction is targeted to begin in 2023
Highgate Medical Group
About: Highgate Medical Group is relocating it’s Youngs Road location to 6255 Sheridan Drive at Sheridan Meadows Corporate Park in Amherst
About The Building: 6255 Sheridan Drive is a four-story, Class-A medical building. Highgate Medical Group will occupy approximately 17,000 square feet
Timeline: A grand opening of September 1, 2023 is planned

Eastern Hills Mall Town Center Redevelopment
About: The Eastern Hills Town Center revitalizes an aging, 100-acre shopping complex through the development of new office, medical, residential, shopping, dining, entertainment, recreational and hospitality uses to create a truly unique environment. Ideally located on the Clarence/Amherst border between Main Street, Transit Road and Sheridan Drive, the project has the potential to become a new regional destination for both residents and tourists, as nothing on this scale currently exists in Western New York.

Site: The latest industrial development in an emerging core of warehouse and distribution facilities. Proximate to major transportation arteries, including Route 20, Route 33, and the I-90 NYS Thruway
