Total Quality Assurance International (TQAI), who announced last fall that they would lease 81,000 SF at Uniland Development Company’s 8 Dona Street, has increased its total leased space to 108,000 SF. TQAI, which recently took occupancy at 8 Dona, now occupies more than two-thirds of the new industrial warehouse building in Lackawanna’s Renaissance Commerce Park.
“We saw the direction our business was headed and how demand has continued to grow locally,” highlighted Joe Wolkiewicz who is the Chief Operating Officer for Total Quality Assurance. “It just made sense to expand now at this dynamic facility before the space was taken. The building and its location are well situated to enable our company’s continued momentum in Buffalo.”
Headquartered in Flushing, Michigan, TQAI specializes in Engineering, Logistics, Warehousing, Quality Control, Quality Inspection Services, Packaging and Rework. TQAI established its Buffalo operations in 2011 and currently employs approximately 45 people locally. The company currently occupies approximately 53,000 SF of industrial and office space at 375 Commerce Drive in Amherst, which is also owned by Uniland.

After breaking ground in October 2021, Uniland began construction at 8 Dona Street on the single-story industrial building which features 36-foot clear height and generous column spacing. The location is intended to serve as a hub for manufacturing, warehousing, logistics and trucking operations. Uniland has also announced a second spec building, adjacent to 8 Dona, at 2 Steelworkers Way. Both industrial facilities include options for customized interior buildouts for first-generation tenants. Uniland is the first developer to work in partnership with the City of Lackawanna, Erie County, and New York State on Renaissance Commerce Park’s emerging status as a premier light industrial commerce park.
