Uniland Development Company and Mountain Development Corporation reached a milestone in their ambitious redevelopment plan for the 100 acres that are currently home to the Eastern Hills Mall on Transit Road in Clarence.
The co-developers, along with architectural design firm Gensler, released the master plan concept for the new Town Center to mall merchants and the public. The vision is a community that operates 24 hours a day and seven days a week. Having an urban village feel, it would include offices, hotels, multi-purpose and dedicated green and event spaces, a food hall, unique retail, dining and leisure offerings, and multifamily residential all in an integrated, walkable and open-air environment.
Developers will obtain regulatory approvals in 2020 and anticipate starting construction in 2021. The operations plan will be executed in phases to ensure there is consistent business activity at the site. Complete build-out may take up to 25 years.
Representing a major redevelopment initiative in the Town of Clarence, the town center aims to offer residents renewed pride of place, a diversified tax base, and next generation public space, among others.
As Carl Montante, Jr., vice president of Marketing and Strategic Initiatives notes, “We have to think 20 to 50 years in advance, because we want it to be relevant to future generations.”
Marc Bruffett, principal and strategy director at Gensler New York City, who led the master planning, adds, “There are a lot of amazing revitalized areas in Buffalo today, but no one area that brings all of these uses together. [This town center] will come together in a special way that celebrates the region’s people, culture and history.”
