The Challenge

Create an Office and Manufacturing Facility to Accommodate the Various Needs of a Large Orthodontic Practice

• Great Lakes Orthodontics required a new facility for administrative offices, an on-site training center equipped for teaching state-of-the-art fabrication techniques, and its orthodontic laboratory, which is one of the largest in the United States.
• Uniland Construction offered the firm a turn-key solution that met all of the client’s requirements: one firm that could handle site selection and acquisition, project design, and construction on a six-month, fast-track basis. A Design/Build contract soon followed.

Strategy

Design/Build Customized Facility Housing a Large Specialty Laboratory

The Construction team quickly identified the right location in a modern industrial Uniland owned complex, sitting on a seven-acre site at a major gateway for traffic entering the United States from southern Ontario, Canada. Following site selection, Uniland’s design and construction teams worked closely with the client to design and value-engineer the specialty-use interior space, including a large laboratory with customized mechanical systems for HVAC, electrical, and plumbing. Final design details were established prior to construction commencement in order to address the client’s tight budget constraints.

Results

A Cutting Edge Facility That Fulfills All Manufacturing, Training, and Corporate Office Needs

Five months after construction commenced, Uniland Development delivered a cutting-edge manufacturing, training and corporate office that required very few design revisions or change orders, despite the compressed timeframe.
