Uniland’s Eastern Hills Town Center Highlighted Among “Most Anticipated Projects”

Jun 3, 2024

Leading the way for the future transformation of malls, Uniland Development Company and Mountain Development Corp. are transforming the Eastern Hills Mall in Clarence, NY, into Western New York’s first Town Center. The major project will transform 100 acres of an outdated retail icon into an innovative mixed-use space that aligns with the needs and desires of contemporary lifestyles. Fittingly, the Eastern Hills Town Center has been recently profiled in notable media outlets spanning local, state-wide, and industry publications, including the Mann Report, Commercial Property Executive, Land8, Industry Today, and The Buffalo News, respectively.

As Carl Montante, Jr., Vice President of Marketing and Strategic Initiatives at Uniland, tells the Mann Report, a monthly business-to-business magazine covering New York real estate, “To save the American mall model from its own demise, we must adapt to 21st-century trends. The consumer pool has broadened because of mixed-use developments—we’re now catering to corporations, retailers, tourists, and residents.”

“It’s essential to understand what consumers are prioritizing and make adjustments to our current facilities to create new developments that offer unique experiences that appeal to people. For example, according to a National Association of Realtors report, 79 percent of respondents rate walkability as ‘very’ or ‘somewhat’ important, and 78 percent say they’d pay more for a home in a walkable community,” he notes in an interview with Commercial Property Executive.

Land8, an industry publication affiliated with the American Society of Landscape Architects, highlights that the “new Eastern Hills Town Center will be home to 1,500 residential units, one million square feet of office and medical space, multiple restaurants, retail stores, and hotels and parks for outdoor event space. The total landscape is made up of 100-acres on which the future town center will provide a mixed-use, village-like atmosphere, with 24/7 activity supporting a live, work, play lifestyle.”

The Buffalo News, the Buffalo Niagara region’s daily newspaper, adds, “Town center projects, such as Ohio’s Crocker Park, have become extremely successful in other parts of the country, turning into regional tourist destinations and thriving districts. Plans to transform Eastern Hills Mall in Clarence [into a town center]… are among the most anticipated projects in Western New York retail.”
