Eastern Hills Mall – A New Beginning: Established Businesses Remain Open During Long-Term Transition to Town Center

Jan 10, 2024

Clarence, NY The Eastern Hills Mall, a cornerstone of the community in Clarence and Williamsville, NY for years, is undergoing a transformation to better serve its patrons and adapt to evolving retail trends. While the mall transitions to a walkable, mixed-use Town Center, several of the interior stores and shops have been relocated within the mall to provide exterior access. Businesses on the exterior of the property remain open, thriving, and committed to the community for the long-term. Retailers with existing exterior access include:

  • Duff’s Famous Wings
  • Lox Salon
  • Sto Lat Bar and Event Center
  • Chrusciki Bakery
  • Erie County Department of Motor Vehicles (DMV) (Accessible through the Duff’s hallway)
  • Kidz Bounce
  • Bison Billiards
  • Pure Integrity Candles
  • Sport Performance Park
  • JC Penney
  • Orvis
  • Steel Leaf Brewery
  • Raymour and Flanigan Home Furnishings Gallery
  • Flip Out Academy
  • Epic Church (separate building)
  • Firestone Complete Auto Care (separate building)

Retailers who have been relocated to new locations with exterior access include:

  • Vessel Church
  • Sleep in Heavenly Peace

Additional tenant changes and relocations may occur in the future.

Throughout this transition, it’s crucial to recognize the resilience and commitment of the merchants that remain open.

These businesses have been integral parts of the community, providing exceptional products, services, and community programs. Eastern Hills has long been a hub for shopping, dining, and entertainment in Clarence and Williamsville. As consumer preferences shift and retail landscapes evolve, the mall is embracing change to ensure its continued vitality.

The decision to redevelop the mall into a town center is a strategic move aimed at creating a more dynamic and modern shopping experience for visitors. The project has the potential to become a new regional destination for both residents, businesses, and tourists, as nothing on this scale currently exists in the Western New York region. Upon full buildout, the Town Center is planning approximately 1,500 residential units and one million square feet of office and medical space, multiple restaurants, retail stores, and hotels. Most uses will be accessible within a 10-minute walk, supporting smart growth by reducing car dependency and enhancing quality of life.

Uniland Development invites restaurateurs, breweries, healthcare providers, and businesses seeking office space to be the first to enjoy the numerous benefits of locating at the Eastern Hills Town Center. Greg Duell, Co-Owner of Duff’s Famous Wings: “Duff’s Famous Wings has been proudly serving the Clarence and Williamsville community for 11 years now.  We want to make sure everyone knows that many of the tenants at Eastern Hills, including Duff’s, are not going anywhere!  The daily inquiries are constant regarding Duff’s future as the mall vacates, so we want to put the issue to bed for ourselves and others who are staying into the New Year and beyond.  We will remain in place and open through construction of the new lifestyle center.  We are super excited about the mall’s transformation and remain dedicated to offering up our world famous wings here in the Clarence/Williamsville area.  My staff of 55 employees and I couldn’t be more grateful for the support this community has shown us throughout the years.  Excited to see what the future holds for all of us at Eastern Hills!”

Kindra Imhof, Owner of Lox Salon: “Lox Salon has been serving and making WNY beautiful since 2014.  We relocated in 2020 to Eastern Hills for a larger space, better location and parking. At Lox Salon we are constantly learning the newest trends and techniques. We bring in the best from around the country to educate us as well as in-house training from myself and other local educators. We also offer on location bridal services.  As we approach 2024 and celebrate our 10th Anniversary we are thrilled for the future transformations at Eastern Hills.”

Ania Duchon, Owner of Sto Lat Bar & Event Center/Chrusciki Bakery, and Peter Coyle, Co-Owner of Sto Lat Bar & Event Center: “Sto Lat Bar was established in 2020 and has been serving award-winning contemporary and European-inspired cuisine to our Clarence and Williamsville neighborhood ever since.  We are a family-owned and operated business and are proud to employ over 60 team members on-site.  Our facility also houses our second retail location of Chrusciki Bakery, which has been serving Western New York for nearly 40 years. In 2022 we expanded our footprint at Eastern Hills and opened our Event Center, which has hosted countless major life events including weddings, baby & bridal showers, birthdays, and celebrations of life, as well as charitable fundraisers, corporate events, and more.  Sto Lat Bar is also proud to support live music in WNY and the many musicians who perform weekly in our space. We look forward to continuing serve our Clarence and Williamsville communities (and beyond) as we move into the next phase of Eastern Hills Town Center!”

Ray Bielanin, Operations Manager of Sports Performance Park: “Sports Performance Park is excited to be part of the Eastern Hills transition project.  We will remain open and be at full capacity during the construction process.  Sports Performance Park’s hours of operation and service to the Western New York community will not change and we are looking forward to working with Eastern Hills in all aspects of the project.  After 13 years, we will continue to be among the best baseball/softball and strength training venues in Western New York!”
