Uniland Acquires The Buffalo News Headquarters For Redevelopment

Amherst, NY – Amherst-based Uniland Development Company, announced it is acquiring The Buffalo News flagship headquarters building at 125 Washington Street in downtown Buffalo from Lee Enterprises, Inc., the parent company of The Buffalo News. The Buffalo News staff will be vacating the facility by late fall of 2022.

Constructed in 1973, 125 Washington Steet is a five-story, 160,000-square-foot office building offering efficient floorplates of nearly 36,000 SF.

“It’s a major opportunity to reimagine a prominent downtown building in an area of the city that is undergoing significant investment,” said Uniland CEO Michael J. Montante. “The Cobblestone District, Canalside and the Central Business District continue to add inventory of new and adaptive reuse facilities, coupled with streetscape and infrastructure enhancements that are transforming the area into a true live-work-play neighborhood. Fifteen years ago, Uniland kicked off this Buffalo renaissance with Avant, transforming the decommissioned Dulski Federal Building into downtown’s first mixed-use development with a mix of Class A office, luxury residential, hospitality, and retail services. Avant spurred $450 million of investment within a two-block radius.  We are excited about what we believe we can do with 125 Washington Street, and what it will do for the future of the city. This is a location both employers and employees want to be. The next users will appreciate the numerous amenities of the area, which include high visibility, easy highway access and parking, public transportation, and walkability to nearby retail, event and recreational attractions in a growing section of downtown.”

The Buffalo News noted Uniland’s role as a leading local developer with a proven track record was a primary factor is their selection as the buyer, according to their coverage.

“The Buffalo News is a local company, so it was important that we had someone that could understand what is happening in downtown Buffalo and what is going on with the renaissance in this area, noted Tom Wiley, Publisher of The Buffalo News. “Uniland gets that. They’ve done some great stuff, and they’re clearly committed to Western New York and the city.”

125 Washington Street is in a prime downtown Buffalo location, steps from KeyBank Center, Canalside, popular restaurants, shops, and hotels. With direct access to I-190, Route 5, and Route 33, as well as proximate to parking options Metro Rail, Metro Bus and bike lanes, the site is ideal for organizations seeking a flagship downtown Buffalo site. Uniland is currently exploring a range of uses for the property.
