Three Uniland Projects Named Finalists for Buffalo Business First Brick by Brick Awards

As Buffalo’s largest commercial real estate developer with a 50-year history of innovative and client-centered real estate solutions, three Uniland Development Company projects spanning industrial and office workspaces were named finalists for Buffalo Business First’s 2024 Brick by Brick Awards, which recognizes the best in construction and development in Western New York.

Uniland’s finalist projects are:

2 Steelworkers Way Industrial/Warehouse Facility at Renaissance Commerce Park in the Industrial category: As Buffalo’s economic renaissance continues to extend from downtown Buffalo to communities across Western New York, a prime industrial example of this progress is the former Bethlehem Steel site in Lackawanna. Began in the early years of Erie County Executive Mark C. Poloncarz’s administration, various government agencies–including Erie County, the City of Lackawanna, the Erie County Industrial Development Agency (EDICA), and its Industrial Land Development Corporation (ILDC) arm, as well as the New York State Department of Environmental Conservation (DEC), and Empire State Development (ESD)—began to work on acquiring the site and adding the necessary infrastructure required for redevelopment. The culmination of this work is Renaissance Commerce Park, a 240-acre burgeoning hub for a new generation of industrial activity in Western New York at the former Bethlehem Steel site in Lackawanna, NY.

Uniland is the first commercial developer working in public-private partnership at the commerce park. Uniland’s first spec development at the site, 8 Dona Street was completed in 2022. The single-story, 150,000-square-foot facility is fully occupied by tenants Total Quality Assurance International (TQAI) of Flushing, Michigan, and Max Advanced Brakes of Toronto, Canada. In 2022, Uniland purchased the adjacent 9.5-acre parcel to build a second spec warehouse at 2 Steelworkers Way and agreed to accept the financial risk of developing the new building without any preleasing. Uniland’s second warehouse at the site is further tied to the area’s heritage. The Steelworkers Way street name, which was announced in early 2023, honors the generations of men and women who labored at Bethlehem Steel during its 80 years in production. Completed in late 2023, 2 Steelworkers Way features 36’-40’ clear height and generous column spacing to serve as a hub for manufacturing, warehousing, logistics and trucking operations. KPM Exceptional LLC is the first tenant in the facility with 85,000 SF of move-in ready, Class A industrial warehouse space available for lease. Highgate Medical Group’s Williamsville Office in the New Offices Category: As the Buffalo region’s medical profile has been rising in recent years, providers are adjusting to meet evolving patient needs. One major trend is the rise of outpatient facilities and medical office hubs in convenient suburban locations. The sites offer a less hectic trip to one’s appointment, coupled with abundant onsite parking and easy access to related services. In 2022, Highgate Medical Group, PC, one of the largest primary care practices in Western New York began exploring how to better serve their patients in the Northtowns. For over 75 years Highgate Medical Group has been a primary care pioneer in Western New York and serves more than 30,000 patients locally. Highgate is a member of the local Primary Care IPA, an independent, physician-led organization with the goal to enhance patient care and reduce healthcare costs.

Working closely with the Uniland team, Highgate was presented with the opportunity to become the anchor tenant of a four-story, 57,000 SF, Class A medical building at 6255 Sheridan Drive in Sheridan Meadows Corporate Park in Amherst. Aligned with their vision for the building to be a haven for complementary medical services, Uniland attracted additional tenants to the building. Uniland is also marketing the remaining suites, which range from 2,000 to 7,000 SF to relevant prospective tenants. Highgate Medical Group’s new Williamsville office empowers it as it provides healthcare to over 30,000 patients starting at age 5, offering comprehensive wellness exams, annual physicals, preventative care, women’s health, chronic care management, behavioral health management, diabetic education, nutritional coaching, acute visits, and minor procedures. Their space on the third floor includes administrative offices, a break room, and a large conference room for meetings, workshops, continuing education, and training.

“We have plans to continue to create a multidisciplinary state-of-the-art medical complex at 6255 Sheridan Drive,” notes Stacey Gugino, M.D., for Highgate Medical Group. “Other new tenants in the building already include Western New York Ear, Nose & Throat, Quest Diagnostics, and Nickel City Physical Therapy. We hope to include imaging in the near future for the convenience of our patients meeting multiple needs in one location.”

Retech Systems LLC’s Industrial Operations in the Manufacturing Category:Since the opening of the Erie Canal in 1825 propelled Buffalo to become the Queen City of the Great Lakes to today, Western New York has been a haven for industrial innovation and manufacturing milestones. Today, a new entrant is heating up the region’s industrial sector: Retech Systems LLC. Founded in 1963 in Ukiah, California, Retech is a leading global manufacturer of high-tech vacuum melting furnaces for contractors in the aerospace, defense, medical, and other industries. Retech is part of the SECO/WARWICK Group, an industrial furnace manufacturer with 8 companies located on three continents, supporting customers in nearly 70 countries with more than 4,000 deployed solutions for heat treatment and metallurgy. While Retech’s parent company, SECO/WARWICK Group, is headquartered in Swiebodzin, Poland, many of Retech’s North American clients are seeking domestic, onshore vendors, especially clients in the defense and aerospace sectors.

Building off its 60th anniversary in 2023 and its fifth year since relocating its headquarters and most of its North American operations to Buffalo, Retech was outgrowing its new home at Buffalo Urban Development Corporation (BUDC)’s Northland Corridor campus in East Buffalo. They began searching for a larger local facility that could house their expanding work including furnace assembly, panel building for electrical, air and water systems, metal fabrication, machining, automation enhancements, and other moves to increase their capacity.

As Retech searched potential sites in Western New York, they felt that Uniland’s 175 Milens Road industrial facility in the Town of Tonawanda was a great fit to support their business as it heats up. From its large 70,000 SF footprint with 23’ – 46’ clear height, 25’ x 60’ and 25’ x 40’ column spacing, as well as the ability to accommodate four cranes with 10-ton capacity and two cranes with 60-ton capacity, the move-in ready space was a strong fit. Equipped with 2000 Amps of 480VAC power and a wet sprinkler system, 175 Miles also offers six grade doors and one deep dock door, as well as potential rail access via a CSX rail spur with two 22’ x 15’ rail doors.

As Retech noted in an announcement with Empire State Development (ESD) and Uniland in September 2023, the company is working on the installation of potentially two additional furnaces; new electrical infrastructure, process piping, and cranes to support manufacturing and furnace operations; updating office spaces for support staff and engineering teams; and moving manufacturing equipment to their new Tonawanda location.

“Retech is excited to be expanding further in the Buffalo area by moving into the building at 175 Milens Road,” said Retech Managing Director and President Earl Good. “The new space is necessary to meet our manufacturing needs and allow the continued development of new technologies – both for Retech and our customers. We have been happy with the support we have received in the Buffalo area so far, and we look forward to being part of the local community for a long time.”

Retech’s new Tonawanda facility is being used for panel building, furnace assembly, metal fabrication, machining and factory testing. In 2024 and beyond, additional R&D furnaces will be installed at the location to test emerging innovative solutions. Retech’s industrial vacuum melting furnaces vary in size, with some measuring roughly half a football field in length and up to four stories high. Of course, the furnaces being installed at Milens will be smaller versions.

The Brick by Brick Award winners will be announced at a celebration on July 25.
