Uniland’s expansion work with Lornamead Named the Manufacturing/Warehouse Project of the Year
The Buffalo region has a rich industrial heritage, and this new chapter is one to smile about. Lornamead, Inc. is a leading personal care company with a broad portfolio of well-loved consumer brands and full turnkey manufacturing capabilities in specialty oral care. They have been a tenant since 1996 at Uniland’s Interstate Commerce Centre in Tonawanda, NY.
In 2019, Lornamead began to assess their future plans as growing demand for their oral care products was reaching their peak capacity at their existing 66,000 SF ISO and GMP Certified manufacturing facility at 175 Cooper Avenue. According to Lornamead, the facility has delivered double-digit output growth over the past three years. Working closely with Lornamead’s local executives in partnership with Silvestri Architects, PC, Uniland was able to understand their growing facility needs and optimize the land around their existing building for an expansion. The project was completed in 2021, and provides 26’ clearance height, 45’ x 30’ column spacing, and three deep docks.
Lornamead’s local operations are supported by veteran Uniland Property Manager James Simpson, a longtime BOMA member and previous BOMA Property Management Employee of the Year honoree.
Uniland Property Manager Jennifer O’Connell Honored as Property Manager of the Year
A member of the Uniland Uniland Property Management team since 2018, Ms. O’Connell oversees a facilities portfolio that spans nearly 30 buildings and encompasses over 1.3 million square feet of office, flex and hospitality space in Amherst, Cheektowaga, and Buffalo. Working with clients ranging from Sodexo and Kaleida Health to Aetna/CVS Health, Vision Financial Group/MassMutual, and the federal government, she is always on the phone, onsite or on point, proactively addressing their needs and working with her Uniland colleagues to deliver the best experience for her tenants and their evolving business needs. Ms. O’Connell demonstrates professionalism and service that exemplify BOMA’s principles in dealing with clients and stakeholders. An alumna of Fairleigh Dickinson University, she completed BOMA International’s Foundations of Real Estate Management continuing education course in 2021.
Uniland Senior Property Manager Joseph Szabo Appointed Vice President of BOMA
As Vice President on the BOMA Executive Board beginning in 2023, Mr. Szabo will advance BOMA Buffalo’s role as a primary source of information on office building development, leasing, building operating costs, energy consumption patterns, local and national building codes, legislation, occupancy statistics and technological developments. He has been a director on the BOMA Buffalo board since 2020.
At Uniland, Mr. Szabo oversees the operations for the company’s entire portfolio comprising over eight million square feet of corporate office, industrial and retail facilities, condominiums, multi-family residential units, and third-party locations across the Buffalo-Rochester corridor. A member of the Uniland team since 2011, Mr. Szabo joined the company as Physical Plant Manager, was promoted to Property Manager in 2015, and became the company’s Senior Property Manager in 2019.
