Avant
MIXED-USE DEVELOPMENT BUFFALO, NY
Property Description
Avant, 200 Delaware Avenue, Buffalo, NY 14202
Avant, French for “Forward,” was Buffalo’s first mixed use development in the Central Business District. The building’s classic glass curtain wall profile reflects Buffalo today and tomorrow. This adaptive reuse project transformed a Brutalist 1972 asbestos-laden federal office building spanning an entire city block into a hub for live/work/play environments. Avant features an Embassy Suites hotel, Class A office space, an on-site restaurant and luxury condominiums.
A trailblazer in the city’s downtown renewal, it was boldly executed during the height of the Great Recession and quickly achieved full occupancy. The success of Avant has helped spur over $450 million of investment in its two-block radius, unleashing a new era of development across the Buffalo skyline.
Luxury Condominiums
Avant Condominiums are Privately Owned – Not for Lease.

Privacy, luxury, security & quality define Avant. From the top three floors of the 16-story landmark, residents of 27 condominiums are treated to sweeping views such as the hills of Boston, Lake Erie’s infinite horizon, Buffalo’s signature architecture and the mist of Niagara Falls.
Residents enjoy a private lobby with controlled access to the condo floors, round-the-clock lobby attendant, on-floor private storage, on-site maintenance staff and private underground parking. Additional amenities include a pool, room service, catering services and valet parking for guests.
Owners may use the elegant solarium with 18-foot ceilings, fireplace, a full kitchen and wine bar area, and ample comfortable seating for morning coffee—or a grand soiree—on the 16th floor. A private fitness area with cardio and circuit training machines shares the same signature view on the floor below, while the 14th floor offers a private conference room. Avant also features the Embassy Suites Buffalo hotel, and Class A office space.
Avant is located in a vibrant neighborhood where a brief walk puts you in the heart of the nationally renowned Theater District, Allentown Historic Preservation District and Chippewa Entertainment District.
About Avant
Architecture
The challenge to reuse an obsolete federal building with “good bones” and create a progressive architectural statement in the heart of Buffalo’s Central Business District was mastered by Steiglitz Snyder Architects.
The Stieglitz team worked closely with Uniland to assure the best possible hotel, office and residential experiences under Avant’s shared roof.

Green Commitment
Avant began a commitment to sustainable design with the largest recycling project of clean materials in Western New York history. Hundreds of tons of concrete, aluminum, glass and other materials were hauled away to create a pristine core of steel frame and concrete floor. Each design and construction decision has been carefully considered for enduring environmental value. Months were taken to investigate the most environmentally appropriate and functional glass for the curtain wall system, high-performance Low-E glass, that is now the building’s signature. The glass curtain wall structure represents a cost premium of more than 35 percent over traditional glass wall construction, but promised many decades of energy efficient livability. The life cycle of the building and the livability for owners, tenants and guests are paramount to each decision made.
Neighborhood
Avant brings the best of Buffalo to your doorstep in the heart of the government, legal, financial and entertainment districts. Located on several Metro Bus lines and only three blocks from a light rail station, Avant is easily accessible by public transportation. It is the ideal day-to-night destination with its proximity to the Theatre District, KeyBank Center, Coca-Cola Field, and Canalside, while the adjacent Chippewa Entertainment district offers an active social scene with dozens of quality restaurants and clubs.
